Southdowns Shopping Center was acquired in 2007 for $3,500,000 and an occupancy of 70%.  This “diamond in the rough” retail center in the heart of Baton Rouge’s highly desirable Southdowns Subdivision was in stable condition, but needed significant improvements.  After $1,500,000 in renovations (which included converting old storage space in the rear of the center into leasable retail space), the property was sold to a second investment group ALSO controlled by one of JRE Private Equity Group’s principals, Donnie Jarreau, for a strong profit at $6,000,000.  After buying the property in 2012 with 90% occupancy, the current ownership group increased the NOI from $550,000 to over $800,000 through active property management and leasing.  This asset is now worth $10,000,000, continues to provide significant cash flows to its investors.
